Furthermore, we are a full-service real estate company, which means we will be there for you every step of the way. Learn more about the steps to selling your California home here!
Deciding When To Sell Your Home
The time of year plays a big part in the success of your California home selling. The real estate market is a high-stakes environment where waiting a month longer to list could get you more money for your home. Generally speaking, April, May, and June are the best months to sell your home in California due to the average number of days spent on the market. Homes listed during these prime months only spent an average of 28 days on the market before accepting offers and moving forward with their sale.
Pricing Your Home
You cannot just list your home for any price you would like. You must have the data, or a comparative market analysis, to back up your asking price. Your CENTURY 21 Showcase, REALTORS® agent can help list your home at a fair, competitive price while still maximizing your investment return. We have experience with the local markets, and we know how to get your home in front of the right buyers at the right price.
Preparing, Marketing, and Showing Your Home
There is a lot of work that goes into selling your home. In addition to putting a for sale sign in your front yard, you should be prepared to stage your home for listing photos or tours, as well as have a complete description list of features and amenities your home provides buyers. While your CENTURY 21 Showcase, REALTORS® agent can help you with all the marketing needs of your selling process, it is also best to share your property or house on social media as you may have a contact that is interested in buying your California home, decreasing the time your house is listed on the market.
Fielding Offers And Negotiations
Once you have listed your home, a variety of different offers can come in. Your CENTURY 21 Showcase, REALTORS® agent can help you understand the breakdown of each offer to select the best one for your investment return needs. Once all the details are finalized, your real estate agent will help you sign a purchase agreement, taking you one step closer to selling your home. We know that this step can cause a lot of stress due to the large amounts of paperwork and negotiations going on, but don't worry! We'll be there for you the whole time to help answer any questions and guide you toward the next actions you need to take.
Appraisals And Inspections
After the purchase agreement is signed, the appraisal and inspection process begins, identifying the value of the home as well as any unforeseen issues that the buyer should be aware of. If major repairs are needed, the buyer may send an amended offer or negotiation your way. Your CENTURY 21 Showcase, REALTORS® agent will help you navigate the negotiation process to reach an agreement.
Paperwork and Required California Disclosures
Selling a home in California requires certain documentation and paperwork to be completed. Unless you have a court order to sell your home, the state of California requires a Transfer Disclosure Statement to let buyers know about structural issues, damage, neighborhood noise, or any deaths that occurred at the residence in the past three years. You will also be required to fill out a California Natural Hazard statement to let the potential buyers know about flooding or fire risks. All liens and a website listing of local registered sex offenders will also need to be reported to the buyers.
